I AM NOT AN AMATEUR

I WILL SHOOT AS MANY ANGLES AS IT TAKES, IN AS MANY LIGHTING CONDITIONS AS NATURE ALLOWS ON GODS GREEN EARTH TO PROVIDE YOU WITH THE OPTIMUM RESULT. When I am there , I am there to help you make a sale. It is my job as well as yours, because I have a lifetime of experience working in many situations,  many industries, I am more than a photographer I am a seasoned professional. I want my photos to help you make the sale.

I’ll tell you a little about myself. I once worked in the metal industry selling raw materials. RAW meaning NOT fabricated into anything, so only price, origin, and delivery were selling points. In order to sell raw materials, I had to sell the invisible end use , which meant that I had to put myself in the place of the buyer’s boss, the one in charge of pricing ,selling , delivering the fabricated products .

When I shoot a house, I am shooting for you. I am selling what you believe is sale-able at your asking price.I am behind the camera , the seller is the boss.

A lot of photographers make the mistake of putting themselves in the place of the buyer instead of the seller and can undermine your efforts.

I’m in it to win it for you.

Time and time again I read about photographers giving advice on how to get that one and only perfect shot of a room on the first try and they are literally hoping that it turns out alright. Amateurs afraid to communicate, afraid to be vulnerable, will deceive you and will fail to deliver results that sell houses.

Is the house already staged.

Will I be there for hours of cleaning, staging and photographing. Yes, I will if you need me to be.

Remember that weather plays a big part in lighting,

not only outside where a desirable blue sky and perfect amount of clouds Is everything,

but inside where I will be setting up flash, tripods, light stands, Light modifiers, necessary to capture the best quality details, desirable light and shadow.

Depending on weather conditions, and time of day, I may have to return to shoot outside.

Does the house face sunrise or sunset

midday is the worst time to shoot

Most likely I will need to return at various times of the day to maximize lighting from many angles without sun glare, you are not selling the SUN, it’s not for sale and shouldn’t be in the photos, unless you are sharing the ambiance of sunrise or sunset with the buyer .

Sun looks great shining at sunset ,falling upon  the landscape/property combined with lighting, showcasing special light fixtures, window features,deck ,patio,lanai,porch lighting ,pool lighting , fire pits ,all shot at sunset.  Then followed by twilight shots, approximately 15 minutes after sunset, also the blue hour with 

all interior and exterior lighting on. 

Get me a ladder , I don’t bring one. shots taken at an elevated angle are alluring. Also necessary for some outside shots.

 

Exterior

Have a list of important features to highlight

front and rear, walkway, path, driveway ,garage,a deck or patio, landscaping and gardens, pool or hot tub, shed ,barn workshop. Architectural specialties, cupola , balcony …

Interior

 ‘must shoot’ rooms –what you deem important

photograph the main rooms: the living room, kitchen, dining area, master bedroom, master bath, bedrooms, bathrooms ,library, office, den, walk-in closet, laundry, workshop, mud porch, sunroom, lanai, family room…

REAL ESTATE ,
simulated twilight & sunset , custom edited in Photoshop, NOT mass produced by a twilight-simulation preset, looks very realistic , although the original was shot midday and the lights were not on, it was a last minute NEED so I did not have the foresight to put all the lights on inside and outside it still looks realistic
